Shopping centers benefit from supermarkets as anchor tenants

The anchor tenants in particular, i.e. the largest and most important stores, have a strong influence on the success of a shopping center. If the center is home to a large retailer, for example, customers will come almost automatically.
"The anchor tenant - in our case the Migros supermarket - attracts a large proportion of customers. All the other stores also benefit from this," says the Rosenberg shopping center in Winterthur, for example, which belongs to Migros Eastern Switzerland.
Looking at developments in the retail sector in general, things should look better for centers with a high proportion of food. "If you look at the nominal sales trend, the food/near-food retail sector is doing much better than the clothing and shoe segment, which has been struggling with declining sales for some time," says UBS retail expert Meret Mügeli. In addition, the retail trade has a comparatively high turnover per square meter.
But it can also work in the textile sector. At least if the offer differs from the usual uniformity. The Mall of Switzerland, for example, describes itself as "one of the largest fashion retailers in Switzerland". And according to the center management, it is doing very well.
According to its own information, it benefits from the stores of the Inditex brands Zara, Pull&Bear and Stradivarius, both of which are only present in a few locations in Switzerland. They are attracting many new customers. "All tenants benefit from this," says the center management.
