Residential rents rise again slightly in November

Asking rents in Switzerland rose in November. This made up for the slight decline in October.
Overall, the Homegate index for asking rents rose by 0.4 points to 128.1 points in November. The slight decline of 0.4 points in October was thus evened out again, as was reported in a press release on Wednesday. Compared to the previous year, rents have risen by 3.1 percent across Switzerland.
Rents rose most sharply in November in the canton of Nidwalden (+2.1%). Significant increases were also recorded in the cantons of Schaffhausen (+1.6%), Valais (+1.4%) and Schwyz (+1.3%). There was a significant decline in asking rents in Graubünden (-4.4%), although the Homegate experts attribute this to temporary changes.
There was an increase of 1.6% in November in the cities of Zurich and Lausanne. According to the report, this mainly compensated for the decline in October. In the other cities surveyed, the index value only rose by 0.5% or less. Geneva (-0.2%) and Lugano (-0.1%) even recorded a slight decline.
A significant increase in asking rents can be observed in all cities within a year. This was most pronounced in Lucerne (+7%).
The Homegate rent index for asking rents is compiled by the real estate marketplace Homegate in collaboration with Zürcher Kantonalbank (ZKB). It measures the monthly, quality-adjusted change in rental prices for new and re-let apartments based on current market offers.
