Increasing supply of single-family homes

The number of single-family homes advertised for sale in Switzerland has risen over the last twelve months. At the same time, according to a study by the real estate portal Immoscout24, demand has also continued to rise.
This is the conclusion of the "Online Home Market Analysis" published on Thursday. Specifically, almost 75,000 single-family homes were advertised over the course of last year. An increase of 36 percent compared to the previous period.
"Although this significantly increased supply, it only led to a 13% increase in listing duration," according to the analysis. This shows that the demand for single-family homes has increased more than the supply.
According to ImmoScout24, the interest rate trend is likely to have contributed significantly to this. The easing of mortgage interest rates has significantly increased the attractiveness of owning a home again.
The analysis was reportedly carried out in collaboration with the Swiss Homeowners' Association and the Swiss Real Estate Institute. It analyzed the listing data for single-family homes for the period from July 1, 2023 to June 30, 2024.
