Light Real Estate Dip in Stadel ZH After Nuclear Waste Storage Decision

For the past year, it has been known that an atomic waste storage facility is to be built in Stadel, Zurich. Since then, single-family homes in the area have become slightly cheaper, and there are currently more properties on the market. However, the development has not been drastic. In September 2022, the National Cooperative for the Storage of Radioactive Waste (Nagra) shocked the population of the Zurich Unterländer municipality of Stadel by announcing that the atomic deep storage facility would be built there. Recent figures from UBS show that there is now a small dip in property prices, at least for single-family homes, in the middle range of three to four percent. It is possible that this is the first effect of the announcement. Prices for condominiums, however, continue to rise. There is no dip in prices in the neighbouring municipalities of Neerach, Bachs or Höri. At Raiffeisen, experts are more cautious in their analysis, mainly because the municipality is small and statements are difficult to make. However, there has been no collapse of the market so far. The paid prices are still within the usual range of fluctuations as before the site decision. The planned repository could also lead to a positive development, not least because of the compensations to be distributed in the region. The nuclear power plant operators, who have to pay for this, expect a sum of 800 million francs according to an initial cost study. For several years, the deep storage facility could also be the largest construction site in the country, with corresponding jobs. The framework application is currently being prepared by Nagra and is to be submitted to the federal government by the end of 2024. From 2029, the Federal Council and Parliament will decide on it. If a referendum is held, the deep storage facility will also go to the people. The construction start is planned for 2045. The first weak and medium-active waste is to be stored around 2050, and the area for highly active waste is to be put into operation around 2060. The storage facility must safely contain waste from nuclear power plants, industry, research and medicine for tens of thousands to hundreds of thousands of years until it decays to harmless levels.nnnn
