Asking rents in Switzerland continue to rise in April

Asking rents for apartments in Switzerland rose again in April. A breakdown by canton and selected cities shows the same upward trend everywhere, with the exception of the canton of Nidwalden and the city of Lugano.
The Homegate rental index for asking rents, which is compiled by the real estate marketplace Homegate in collaboration with Zürcher Kantonalbank (ZKB), rose by 0.9 percent to 127.9 points in April compared to the previous month, according to a press release issued on Thursday.
In all but one canton, asking rents rose in April. The cantons of Glarus, Uri and Basel-Stadt recorded the largest increases (+1.9% each).
One exception is the canton of Nidwalden, where asking rents fell by 0.9% in April. However, this is due to the fact that the canton recorded a significant jump in asking rents of plus 2.5% in March. Compared to February, the April figure therefore also shows an increase of 1.6%.
Looking at the last twelve months, all cantons have seen a rise in asking rents of up to 12.8 percent in the canton of Schaffhausen, which is significant in some cases.
Also strong increase in cities
The picture is similar to that of the cantons in the eight cities surveyed. With one exception, asking rents rose in all cities in April, with Basel and St. Gallen leading the way (+1.7% each).
Only in Lugano did asking rents fall by 0.9%. However, the city of Lugano seems to have compensated for a significant increase in March (+1.3%) in April - similar to the trend in the canton of Nidwalden.
The Homegate and ZKB index measures the monthly, quality-adjusted change in rental prices for new rentals and re-lettings on the basis of current market offers.
