In the canton of Obwalden, existing inequalities in the taxation of real estate are being reduced. Voters clearly approved a corresponding amendment to the Valuation and Land Lien Act.
The bill was approved by 6256 votes in favor and 4969 against, according to a statement from the canton. The proportion of votes in favor was 55.7 percent. The turnout was 43.0 percent.
In the canton of Obwalden, property tax values have only been adjusted sporadically over the past 20 years due to political influence, as stated in the government's voting message. As a result, the tax values today are much lower than their market values. The unequal treatment is due to the fact that land is not taxed in the same way as other assets, such as securities or bank deposits.
The low tax values also lead to tax losses, as was reported. The consequences are borne by all taxpayers. As a result, renters are at a tax disadvantage compared to owners.
If the bill is adopted, the tax values for non-agricultural properties will be moderately increased, among other things. Around 80 percent of owners will be affected by an additional tax burden of less than 1.2 percent. The bill is expected to lead to estimated additional revenue of around CHF 1.6 to 2.1 million in cantonal and municipal taxes.
