Asking rents continue to rise in November

Rents for apartments on the market in Switzerland continued to rise in November. Most cantons were affected.

According to the Homegate rental index published on Monday, rents for new and re-let apartments across Switzerland - known as asking rents - rose by 0.3% in November compared to the previous month. The index advanced by 0.4 points to 124.2 points. Over the year as a whole, asking rents thus rose by 4 percent, as in the previous month.

Most of the cantons affected

In a total of 20 out of 25 cantons - the Appenzell cantons are combined - asking rents rose in November compared to the previous month. Schwyz (+2.4%) and Graubünden (+2.2%) stand out with a strong increase. In all other cantons, however, they rose by less than one percent. They fell in five cantons, with Uri (-1.5%) recording the sharpest decline.

Compared to the same month last year, all cantons recorded an increase in November, with the cantons of Valais (+8.1%), Zurich (+7.6%) and Schaffhausen (+6.7%) standing out in particular.

Increase also in most cities

Only in two of the eight cities surveyed, namely Bern (-0.7%) and Lugano (-0.5%), were asking rents lower in November than in the previous month, according to the data. In contrast, St. Gallen (+1.6%) and Lausanne (+1.5%) stood out with relatively strong growth. In a year-on-year comparison, however, all cities recorded an increase, most notably Zurich at 11.8%.

The Homegate rent index for asking rents is compiled by the real estate marketplace Homegate in collaboration with Zürcher Kantonalbank (ZKB). It measures the monthly quality-adjusted change in rental prices for new and re-let apartments based on current market offers.
