Asking rents in Switzerland continue to rise in May

Asking rents for apartments in Switzerland rose again in May. The upward trend continued in almost all cantons.
The Homegate rental index for asking rents, which is compiled by the real estate marketplace Homegate in collaboration with Zürcher Kantonalbank (ZKB), rose by 0.3 percent to 128.3 points in May compared to the previous month, according to a press release issued on Thursday. Compared to the previous year, this represents a substantial increase of 5.9 percent.
Higher rents were recorded in the vast majority of cantons. The cantons of Schwyz, Glarus, Lucerne, Zug, Uri and Geneva saw particularly significant increases of between 0.7% and 1.0%. Decreases were recorded in Graubünden (-2.1%) and Schaffhausen (-0.8%), among others.
However, Schaffhausen is still by far the canton with the largest year-on-year increase. Asking rents soared by 10.8%. There were also clearly above-average increases in asking rents in Zurich (+8.7%) and Graubünden (+8.2%).
Lucerne is getting more expensive
The picture for asking rents in the eight cities surveyed is very mixed. There was a significant increase in Lucerne (+2.5%) and a clear decline in Lugano (-0.8%). Tenants in the Ticino city were also spared an overly sharp increase over the year (+3.0%). This was the lowest of all the cities surveyed.
The Homegate and ZKB index measures the monthly, quality-adjusted change in rental prices for new rentals and re-lettings on the basis of current market offers.
