Condominiums still in demand in 2023

Demand for owner-occupied apartments in Switzerland remained high last year. However, there were still relatively large regional differences. The supply and thus the selection options increased again.
In 2023, a condominium was advertised for an average of 76 days in Switzerland, according to an analysis published on Monday by SMG Swiss Marketplace and Immoscout24. This means that the average marketing time decreased by one day compared to the previous year, which indicates slightly higher demand.
According to the study, however, there were clear regional differences: While the duration of advertisements fell slightly by one day across Switzerland, it increased in six of the eight major regions surveyed. The most significant increase in listing duration was in Zurich, where it rose by 7 days. Despite this increase, however, apartments in the Zurich region continued to sell the fastest in Switzerland.
Overall, the gap in tender duration between the individual regions has closed somewhat, according to the report. The difference between the region with the longest and shortest bidding period decreased to 74 days out of 100 days. Homeowners willing to sell still had to wait the longest in the Vaud/Valais region and in Ticino, although the waiting time there decreased by 8 and 16 days respectively.
