Study: No Strong Price Pressure Expected for Owner-Occupied Homes

The prices of owner-occupied homes have been steadily increasing despite the interest rate turn and declining demand. However, according to a new study, this could soon change with slight price decreases expected from next year. Despite the decrease in demand and increased liquidity of the market, the calming of the price dynamics of the Swiss owner-occupied home market is still yet to be seen. Prices have still been increasing by over 5% on an annual basis. This could change as the number of transactions decreases and the number of completed auctions on real estate portals increases, meaning more sellers are unable to find buyers and are taking their offers off the market. This means that price pressure is only postponed, not cancelled. Prices for owner-occupied homes have already reacted and are only moving sideways. However, the potential price decreases are expected to be small due to the continued tight supply.nnnnnn
